Rising along Madison Avenue on Manhattan’s Upper East Side, 1122 Madison Avenue has already established itself among the city’s most closely watched ultra-luxury residential developments. Located in a neighbourhood long defined by architectural gravitas and residential discretion, the new condominium is designed by New York-based design firm Studio Sofield and developed by Legion Investment Group and Nahla Capital.
An $89.5m contract for the duplex penthouse — setting a new record for both price and price per square foot for a condominium on the Upper East Side — reflects the strength of the development and the rarity of the offering. The penthouse is one of 26 expansive residences within the building.

Since launching sales in January 2026, the project has recorded contracts exceeding $360m, with the first 18 residences achieving an average price of more than $5,400 per square foot. Available residences are priced from $10.125m, with full-floor homes beginning at $38.75m.
A timeless architectural vision by Studio Sofield
Studio Sofield conceived 1122 Madison Avenue as a timeless reinterpretation of classic pre-war architecture, mindful of the tower’s visibility from all directions. Clad in Indiana limestone, the façade features sculpted reliefs, signature carved limestone rope-trimmed window surrounds and custom decorative railings, lending a distinct sense of craftsmanship.
The building references neighbouring architecture while standing prominently along Madison Avenue. Its scale reflects the intimate human experience associated with the Upper East Side, while marking the skyline with elegance and sensitivity.
26 expansive residences on Madison Avenue

The development comprises 26 residences, including select three- to five-plus-bedroom homes. Full-floor residences begin on Floor 15, and some homes offer protected views of Central Park.
The duplex penthouse spans Floors 20 and 21, with an expansive rooftop terrace above. The residence includes seven bedrooms and a double-height great room. Nearly 2,000ft2 of private outdoor space extends across multiple levels, offering distinct vantage points over Central Park, the surrounding historic district, the rooftop of the Metropolitan Museum of Art and the Midtown skyline.
Wellness and lifestyle amenities
1122 Madison Avenue will offer nearly 10,000ft2 of amenities centred on wellness and community. Facilities include a fitness centre by The Wright Fit, a multi-purpose squash and basketball court, and a spa featuring a sauna, steam room and cold plunge.
Residents will also have access to multiple lounges, a resident bar, private dining room, media room, billiards room, game room and a children’s playroom.
Museum Mile location, one block from Central Park

Situated within the Museum Mile District — from the Neue Galerie New York to the Solomon R. Guggenheim Museum — 1122 Madison Avenue is positioned one block from the Metropolitan Museum of Art and offers convenient access to the 84th Street entrance of Central Park.
The address places residents near private schools, fashion house retail flagships and established Upper East Side dining institutions along Madison Avenue.

“The unique opportunity offered by the location of the new building at 1122 Madison Avenue, with the tower seen from all directions and full-floor residences offering extraordinary 360-degree views, gives rise to a design that marks the skyline with exceptional elegance and sensitivity. William Sofield of Studio Sofield not only conferred great consideration to the scale of the tower, but also to the intimate human experience of living in the neighbourhood – politely referencing the adjacent building on 84th Street and creating a new landmark for Madison Avenue. The meticulous attention to detail evident in the limestone façade with modulated ornament, proportions of doorways and windows, and durable timeless materials, imparts a modern elegance and beauty, restrained and coherent yet always with a hint of wit,” said the Studio Sofield team.
