LGI Homes launches first Terrata Homes community in California with Murieta Hills opening

US homebuilder LGI Homes has marked its entry into California under the Terrata Homes brand with the grand opening of Murieta Hills, a new residential community in Rancho Murieta, southeast of Sacramento. The launch represents the brand’s first Terrata Homes development in the state and an expansion of its West Coast footprint.

Located within the private, guard-gated enclave of Rancho Murieta, Murieta Hills is set among rolling hills and open space, with access to walking trails, lakes and parks. The site also offers proximity to regional dining, retail, wineries and cultural destinations in the greater Sacramento area.

The community comprises detached homes ranging from 2,004 ft2 to 3,024ft2, configured across three to five-bedroom layouts. According to the company, the homes adopt open-plan living arrangements and incorporate a suite of finishes positioned as standard inclusions. These include hard-surface countertops, 42-inch upper wood cabinetry, stainless steel KitchenAid appliances and professionally designed landscaping.

Chris Kelly, Regional President, described the opening as a milestone for the Terrata Homes brand as it formally enters the California market. Homes are priced from the $800,000s, with event-specific purchase incentives available to attendees.

The California launch follows a series of large-scale community announcements by the builder. Last month, LGI introduced Bennett Ranch in Bennett, Colorado, as its largest self-developed community in the state to date. At full build-out, the Denver-area project is expected to deliver 601 homes across four phases, including both single-family houses and townhomes.

Earlier, in December 2025, Terrata Homes unveiled Hallimore Ranch in the Houston area, its largest neighbourhood under the brand, comprising 518 homesites and seven new floor plans. The development includes a multi-million-dollar amenity programme featuring parkland and recreational facilities.
