RiverGate mall in Nashville set for $450m mixed-use redevelopment

What does it take to reposition a 1970s enclosed mall for a new era of urban development? In North Nashville, Tennessee, that question is now central to the future of RiverGate.

Design-build developer Merus has announced the acquisition and planned redevelopment of RiverGate Mall, outlining a multi-phase transformation of the 57-acre site into a mixed-use district. The project, which has an anticipated total value of approximately $450m at full buildout, is subject to final design, entitlements, phasing, and market conditions.

RiverGate Mall has served North Nashville, Madison, and Goodlettsville since opening in 1971.

From enclosed mall to walkable district

The redevelopment plan centres on converting the former enclosed retail complex into a walkable, connected community. According to the company, the master plan envisions:

  • Approximately 700 multifamily units
  • Around 100 townhomes
  • 80 independent senior housing units
  • More than 130,000ft2 of retail and dining space
  • A central green and plaza for community programming and gathering
  • New streets, utilities, and pedestrian-focused infrastructure

The redevelopment will also include the donation of a portion of the site to Metro Nashville to support future rapid bus transit improvements through the WeGo system.

The developer is also coordinating with Metro Nashville and the City of Goodlettsville throughout the redevelopment process.

The project is supported by Tax Increment Financing (TIF) benefit packages from both Metro Nashville and the City of Goodlettsville.

Phased timeline through early 2030s

Initial demolition is anticipated to begin in spring 2026, with early vertical construction expected later in the year. Development is projected to proceed in phases through the early 2030s.

At full buildout, the project is expected to generate hundreds of construction jobs, along with hundreds of permanent on-site and related jobs. The redevelopment is also anticipated to expand the local tax base for Metro Nashville and the City of Goodlettsville.
