A 140-acre mixed-use district takes shape in Loveland, Colorado

A 140-acre mixed-use district is moving forward in Loveland, Colorado, as Colorado-based real estate investor and developer Realberry (formerly McWhinney) advances the newly rebranded Avenue South within the award-winning Centerra master-planned community.

Horizontal construction began in December, marking the start of site development at the prominent intersection of Interstate 25 and U.S. Highway 34. Vertical construction on the retail core is expected to begin in May, with residential construction anticipated in 2027.

The first phase of Avenue South is planned to include approximately 170,000ft2 of retail and restaurant space, 150,000ft2 of office development and more than 800 residential units. The housing mix will range from apartments to townhomes and single-family residences, reflecting a diversified residential strategy.

A 37,000ft2 Whole Foods Market will anchor the retail component, addressing demand for grocery access within Loveland’s primary growth corridor. Meanwhile, the office programme will be led by a new 120,000ft2, four-storey headquarters for general contractor Hensel Phelps, reinforcing corporate confidence in the submarket.

The scale and phasing indicate a long-term development approach rather than a single-cycle project, positioning Avenue South as a gateway expansion to the broader Centerra community.

Placemaking strategy at Avenue South prioritises walkability

Avenue South is designed around walkability and connectivity, continuing Centerra’s emphasis on integrating natural systems into urban planning. A 3.2-acre linear park and event lawn known as “The Front Porch” will serve as a central gathering space for concerts and community events.

Planned trails and sidewalks will connect directly to Loveland Sports Park and the wider Centerra trail network, reinforcing the district’s pedestrian orientation.

Realberry is also pursuing Fitwel® certification to guide sustainability and wellness objectives for its Northern Colorado office presence, aligning the project with broader ESG considerations increasingly influencing suburban mixed-use development.

Avenue South expands the 3,000-acre Centerra master plan

Avenue South builds on Centerra’s 25-year evolution as a business and residential hub in Northern Colorado. The 3,000-acre master-planned community is home to more than 150 businesses, 8,500 employees and 4,500 homes, alongside major regional anchors including retail, healthcare and recreational assets.

By extending the community southward, Realberry is positioning Avenue South as both a commercial expansion and a lifestyle node within Loveland’s primary growth corridor.

The project also follows Realberry’s recent corporate rebrand and the launch of its sponsor-led investment platform, signalling an expanded national strategy while maintaining a strong Colorado footprint.

As construction progresses, Avenue South will test continued demand for large-scale, mixed-use environments in secondary US growth markets — particularly those that combine residential density, corporate headquarters space and curated public realm design within a master-planned framework.
