
Ohana Development, a leading UAE real estate developer, has unveiled Manchester City Yas Residences by Ohana, a AED15bn ($4.1bn) gated waterfront community on Yas Canal in Abu Dhabi. This marks Manchester City F.C.’s first globally branded residential project, combining luxury living, lifestyle experiences, and elite sports facilities.

Spanning 1.67 million square metres, the development will feature over 2,000 residential units, including standalone villas, twin villas, maisonettes, waterfront penthouses, and apartments. Standalone villas average $1.9m, while six villa clusters offer 4- and 5-bedroom configurations designed for high-end families.
Located adjacent to Ferrari World Abu Dhabi and SeaWorld Abu Dhabi, the masterplan integrates a waterfront promenade with curated retail, dining destinations, and lifestyle amenities such as the City Café, Match Day Terrace, and City Lounge. Resort-style offerings include marina sports clubs, kayaking, paddleboarding, sailing, infinity pools, and advanced fitness centres, while 55% of the site is dedicated to landscaped gardens and green spaces.

At the project’s core is an integrated Manchester City Academy, featuring elite training and recovery facilities aligned with the club’s approach to player development. Residents can engage with immersive experiences celebrating the club’s history, blending sports culture with residential luxury.

Innovation in real estate governance
The launch also highlighted Abu Dhabi’s real estate digitisation efforts. The Abu Dhabi Real Estate Centre (ADREC) announced the use of its Madhmoun platform to manage Expressions of Interest and off-plan bookings, introducing a regulated framework with mandatory escrow accounts. This ensures transparency, investor protection, and governance, reinforcing confidence for local and international buyers.
Long-term vision and community infrastructure
Completion is scheduled for 2029, with the masterplan integrating essential services including education and healthcare, alongside thoughtfully designed villas, apartments, and amenities.
