A commercial tower rising along Sheikh Zayed Road has reached full sell-out before completion, generating more than $700m in revenue during the development phase.
AHS Properties confirmed that 100% of inventory at AHS Tower has been sold, marking a milestone for the developer’s first major move into Grade A commercial real estate.
Positioned minutes from the Dubai International Financial Centre and the Museum of the Future, the 69-storey project reflects continued demand for premium office environments in Dubai at a time of sustained business expansion in the UAE.
AHS Tower: Design-led commercial expansion on Sheikh Zayed Road

Rising prominently along Sheikh Zayed Road, AHS Tower has been designed by internationally acclaimed architecture firm Killa Design, with interiors by AHS Atelier.
The project represents a strategic expansion for AHS Properties, which since its establishment in 2021 has delivered ultra-luxury residences across Palm Jumeirah, Emirates Hills and the Dubai Water Canal. With AHS Tower, the company transitions from high-end residential development into commercial real estate at scale.
The tower offers half- and full-floor commercial units ranging from 2,900 to 6,600 square feet. Large-format floorplates are combined with panoramic skyline and sea views, supported by 17 high-speed elevators and direct connectivity to the Dubai Metro.
Two exclusive floors above the 60th level are dedicated to tenant amenities. These include a private fitness and wellness centre, executive lounges, curated dining concepts, boardrooms and exhibition spaces.
UAE business growth and demand for next-generation workspaces
The sell-out comes during a year of significant business expansion in the UAE. More than 250,000 new companies were established in 2025, bringing the total number of operating companies to 1.4 million, reflecting 119% growth.
According to AHS Properties, AHS Tower was conceptualised as a next-generation address for global firms and regional enterprises, combining executive-grade workspaces with a vertical ecosystem of amenities and strategic connectivity.
Abbas Sajwani, Founder and CEO of AHS Properties, said the project responds to evolving expectations around workplace environments in the UAE, with an emphasis on integrating human health into conception, design, construction and operations.

He also referenced the global wellness-driven real estate segment, currently valued at $584bn and forecast to reach $1.1t by 2029, positioning the tower within this broader shift.
Scott McNeely, VP of Design at AHS Atelier, described the project as drawing inspiration from hospitality-driven amenities, with a focus on creating workplace environments intended to support productivity and creativity.
